To compare Feb 2020 and Feb 2021, the average single family home price increased 16.2% and is now \$349,963. That’s incredible price appreciation for us! Everyone that closed on homes in February and mid March probably enjoyed their locked in interest rates of 2.75% but now, that is not possible. You would think our wild winter storm would have hurt sales in February but crazily, it did not! Single family home sales, single family average sales price, and total dollar volume of sales in Feb 2021 compared to Feb 2020 were all UP! And the last bit of noteworthy news is that the number of new listings that hit the market in Feb 2021 dropped 27.8%. With the current buying frenzy and less new listings hitting the market, Houston is now at the lowest inventory level of all time with only 1.6 months of supply left. If you are thinking about selling, now has never been a better time. If you are thinking about buying, do it now or wait a year and see if things settle down or just keep going higher.
